As air blows through the system, mold spores may travel to other parts of the HVAC interior and start to grow there as well. To avoid having mold, bacteria, and other unwanted particles in your HVAC, a routine cleaning is a great idea. Your HVAC inspector will need to use equipment to remove grime and disinfect any areas that have been contaminated. While they're at it, have them replace your HVAC air filters which may be contaminated as well.

If your air conditioner has an outdoor component, make sure that it's not sucking up fumes or debris from the outdoors and bringing it into your home; check to ensure that the exterior unit isn't damaged.

Finally, there are standalone devices that can improve your air quality depending on which factors need the most work. Some of these filter pathogens and particles out of the air for a cleaner air source. Others add or remove humidity so that it's at an optimal level.
